Protect Your Home. Protect Your Investment.
If you have purchased a home in Florida and it is your primary, permanent residence, you may be eligible to apply for the Florida Homestead Exemption. This exemption can reduce the taxable value of your home and may help lower your annual property taxes.
For 2026, the standard Florida homestead exemption includes a $25,000 exemption that applies to all property taxes, plus an additional homestead exemption that is adjusted annually for inflation and applies to assessed value above $50,000 for applicable non-school taxes. The Florida Department of Revenue lists the 2026 additional exemption at $26,411.
What Is the Homestead Exemption?
The Florida Homestead Exemption is a property-tax benefit available to eligible homeowners who own and maintain a Florida property as their permanent residence. You must establish eligibility through your county property appraiser's office.
Why Should Homeowners Apply?
Applying for homestead can provide several important benefits:
- 💰 Potential property tax savings
- 🏡 Protection through Florida's Save Our Homes assessment limitation
- 📈 Limits future increases in the assessed value of an eligible homestead
- 🔄 Potential portability when moving to another Florida homestead
The Save Our Homes provision generally limits annual increases in the assessed value of homestead property to the lower of 3% or the change in the Consumer Price Index, subject to Florida law.
Moving to Another Florida Home?
If you already have a Florida homestead and purchase another Florida home, you may be eligible to port some or all of your accumulated Save Our Homes assessment difference to your new homestead. Portability is not automatic—you must apply for it with your new homestead application.
How Do I Apply?
Homestead applications are submitted to the property appraiser in the county where your property is located. Each county property appraiser's office provides its own application instructions and filing information.
Important: If you recently purchased your home, don't assume that your homestead exemption will automatically transfer from the previous owner. Make sure you check with your county property appraiser and determine whether you need to file an application.
