Realtor & Lender Information
The City of North Miami First-Time Homebuyer Program provides Down Payment Assistance to eligible first-time homebuyers purchasing a single-family home, townhouse, or condominium located within the City of North Miami.
The program is funded through the U.S. Department of Housing and Urban Development (HUD) HOME Program and the State Housing Initiatives Partnership (SHIP) Program.
Under the City's current 2026–2029 SHIP plan, eligible first-time homebuyers may receive up to $40,000 in assistance toward down payment and/or closing costs, subject to program requirements and available funding.
The City currently states that applications are accepted on a first-come, first-processed basis while funding is available.
Realtors
Does the City of North Miami have an approved Realtor list?
The City of North Miami does not currently appear to publish a public approved Realtor list for its First-Time Homebuyer Program.
The City's SHIP plan specifically recognizes real estate professionals as part of the local housing partnership. However, we did not find a current public Realtor approval list, Realtor registration application, or published Realtor participation requirements.
Realtors interested in working with North Miami DPA buyers should contact the City's Housing and Social Services Department to determine whether the City currently has a Realtor registration, referral, or participation process.
DPA Compass Recommendation
Realtors should be listed on DPA Compass as:
“Realtors Serving City of North Miami DPA Buyers”
rather than “City of North Miami Approved Realtors”, unless the City confirms that an official approval process exists.
Lenders
Does the City of North Miami have an approved lender list?
The City of North Miami does not currently appear to publish a public list of approved or participating mortgage lenders for its First-Time Homebuyer Program.
The City's SHIP plan recognizes lending institutions as housing partners, and the program requires the buyer to have sufficient income to obtain a private mortgage loan. However, we did not find a current public lender list or lender-registration application.
Mortgage professionals interested in working with North Miami DPA buyers should contact the City directly to confirm the current lender participation requirements.
How Can a Lender Participate?
Because the City does not currently publish a public lender application or approved lender list, mortgage professionals should contact the City's Housing and Social Services Department and ask about the current participation process.

North Miami First-Time Homebuyer Program Highlights
- Up to $40,000 may be available for down payment and/or closing costs.

- The SHIP affordability period is 7 years.
- SHIP assistance is forgiven on a prorated basis over the seven-year period, provided the loan remains in good standing and program requirements are satisfied.
- The current SHIP program serves very-low, low-, and moderate-income households.
- The City's current SHIP plan provides for assistance on a first-qualified, first-served basis until funds are depleted.
- Applicants must complete a homebuyer education course provided by a HUD-certified housing counselor.
- The current SHIP plan states that the homebuyer education course must be 6–8 hours.
- The City's current webpage states that applications are open until funds are depleted.
- Maximum purchase prices currently listed by the City are $370,000 under HOME and $460,000 under SHIP.
Homebuyer Education
The City requires applicants to complete a homebuyer education course through a HUD-certified housing counselor.
The City's current SHIP plan identifies the following organizations as providers the City currently works with:
- Experts Resource Community Center, Inc.
- Little Haiti Housing Association, Inc.
The course must cover topics such as money management, credit monitoring, and maintaining a home.
