The City of Miami First-Time Homebuyer Program provides zero-percent (0%) deferred assistance to eligible first-time homebuyers purchasing an eligible property within the City of Miami.

The program is administered by the City of Miami Department of Housing & Community Development.

Realtors

Does the City of Miami have an approved Realtor list?

At this time, the City of Miami does not appear to publish a general approved Realtor list for its First-Time Homebuyer Program.

Realtors can work with buyers using City of Miami Down Payment Assistance, but the Realtor should coordinate closely with the buyer's participating lender and ensure that the property is located within the City of Miami.

DPA Compass recommendation: Realtors should be listed as:

“Realtors Serving City of Miami DPA Buyers”

rather than “City of Miami Approved Realtors,” unless the City confirms an official Realtor approval process.

Lenders

Does the City of Miami have an approved lender list?

Yes.

The City of Miami publishes a First Time Homebuyer Program Participating Banks list. Buyers applying for the City's First-Time Homebuyer Program are instructed to work with one of the City's participating lenders.

The published list includes participating financial institutions and individual mortgage loan officers.

How Can a Lender Become a Participating City of Miami Lender?

The City does not currently publish a separate online lender-registration application for adding a new lender to the participating-bank list.

Mortgage lenders interested in participating should contact the City's Department of Housing & Community Development directly to obtain the current requirements and participation process.

City of Miami First-Time Homebuyer Program Highlights

  • 0% deferred loan assistance may be available to eligible buyers.
  • Property must be located within the City of Miami.
  • Eligible properties include single-family homes, townhomes and condominiums.
  • Buyer generally must not have owned a home during the previous three years.
  • Household income must meet the applicable program income limits.
  • Buyer must contribute at least $500 of personal funds toward down payment and/or closing costs.
  • Buyer must complete a homebuyer counseling workshop with a City-approved counseling agency.
  • Buyer must obtain a mortgage prequalification and commitment through a City participating lender.
  • The lender submits the completed loan package to the City.
  • The property must meet applicable City/HUD property standards.
  • The maximum sales price for existing and new construction homes is currently $494,000, effective December 1, 2025.

Additional City of Miami DPA Opportunities

The City of Miami also has specialized homebuyer assistance programs.

For example, the District 5 Expanded First-Time Homebuyer Program can provide up to $200,000, depending on household income and need, for qualified buyers purchasing an eligible property within District 5. Different eligibility requirements apply, including City residency requirements and income limits.

The City of Miami's official participating lender list should be used to verify lender participation.

Realtors and lenders should verify current program requirements, funding availability, lender participation status, property eligibility, and program guidelines directly with the City of Miami before advising a buyer or entering into a transaction involving Down Payment Assistance.
