The City of Miami Beach First-Time Homebuyer Program provides Down Payment Assistance to eligible first-time homebuyers purchasing a qualifying home within the City of Miami Beach.

The program is funded through the State Housing Initiatives Partnership (SHIP) program and is administered by the City of Miami Beach Housing & Community Development Department.

Eligible homebuyers may receive between $40,000 and $150,000 in Down Payment Assistance, depending on household income, program requirements, and available funding.

Does the City of Miami Beach have an approved Realtor list?

The City of Miami Beach does not currently appear to publish a separate approved Realtor list for its First-Time Homebuyer Program.

The City's published program requirements do not indicate that a Realtor must be on a City-approved list to work with a buyer using Miami Beach Down Payment Assistance.

Realtors interested in assisting Miami Beach DPA buyers should become familiar with the program requirements and coordinate with the buyer, lender, and City program staff.

rather than “City of Miami Beach Approved Realtors,” unless the City confirms an official Realtor approval or registration process.

Lenders

Does the City of Miami Beach have an approved lender list?

Yes — the City directs applicants to the Miami-Dade County Approved Lenders list.

The City requires the buyer to obtain mortgage approval from an FDIC-insured bank or mortgage lender for the balance of the purchase price after the buyer's required contribution and City assistance.

The City specifically provides a link to the Miami-Dade County Approved Lenders list as part of its application process.

How Can a Lender Become an Approved/Participating Lender?

The City of Miami Beach does not currently publish a separate lender registration application specifically for its First-Time Homebuyer Program.

Mortgage lenders interested in participating should contact the City of Miami Beach HOME/SHIP Program Coordinator and also verify their status with Miami-Dade County.

Ask the City:

“Does the City of Miami Beach require lenders to be on the Miami-Dade County Approved Lender list, and what is the current process for a lender to become eligible to originate loans for the Miami Beach First-Time Homebuyer Program?”

Miami Beach First-Time Homebuyer Program Highlights

  • $40,000–$150,000 in Down Payment Assistance may be available.
  • Property must be located within City of Miami Beach limits.
  • Program is designed for first-time homebuyers.
  • A first-time homebuyer is generally someone who has not owned a home during the previous three years.
  • Household income must meet applicable program limits.
  • The City serves very-low, low-, and moderate-income households under its SHIP program.
  • Buyer must contribute at least 2% of the property's value from their own funds toward the down payment.
  • Buyer must complete a First-Time Homebuyers Training course within six months before applying.

  • The City directs applicants to the Miami-Dade County Approved Lenders list.
  • Assistance is provided as a deferred forgivable loan secured by a lien and restrictive covenant.
  • The assistance can be forgiven after 15 years if the homeowner satisfies the program requirements and maintains the property as their primary residence.
  • Program funding is subject to availability.
  • The City currently reports a waitlist for the First-Time Homebuyer Program.
